Choosing paint for your rental property differs from selecting paints for your home. When you are painting your home, you go for your favorite color and quality. However, this is not so for a rental property. That is because you will not be the one to inhabit the house.

For this reason, Keyrenter Hampton Roads Team says, it would be best to choose the paint that will meet the preferences of your potential tenants. As a landlord, you want your rental property to appeal to many people.

To achieve this, you decorate your rental property with paints that will attract numerous potential tenants. Here, expressing your creativity or making a bold statement is not necessary. However, the color you choose should be a marketing strategy for your target renters.

That means it is better to go for neutral colors because they appeal to several people irrespective of their culture, gender, or religious beliefs. Also, neutral colors will blend well with the furniture and accessories of your potential tenants.

Some people rate specific colors as either masculine or feminine. They also stereotype distinct colors to particular ideologies or countries. It would be best to avoid such colors because you do not know the preferences of your future tenants.

However, it doesn’t mean that you should paint your rental property with only neutral colors because you want it to be generally acceptable. Doing this will be a turn-off for future tenants. So how do you choose paints for your rental property?

Tips on choosing paints for your rental property

1. Avoid bold and daring colors

There is something about bold and daring colors. People either love it or hate it. It implies that using bold colors may be a turn-off for some people. As a landlord, you do not want to lose potential tenants because of paint colors.

Using bold and daring colors is not a poor choice for your home. But it is not appropriate for your rental property. Tenants have specific tastes, and bold colors may not match their style or furniture. Examples of bold colors to avoid in your rental property are bright yellow, vibrant blue, and fuchsia pink.

2. Use neutral colors

Neutral colors appeal to a large number of people. It will blend well with any color of furniture or appliance that your tenants may have. Even if the color is not their favorite, most renters will accommodate a neutral color because it is less distracting. Some of the neutral colors are white, beige, taupe, ivory, gray, blue, tan, and cream.

It is easier to decorate your rental property with neutral colors. However, you need to apply caution in the process. Some tenants may not embrace paint colors that will require frequent cleaning. For this reason, using stark white paint on your rental property may be a turn-off for some renters.

Also, painting your rental property with all-white color will not give it any contrast. Doing this will be inappropriate for your rental property because potential tenants will find it uninteresting. We recommend that you always choose neutral colors that provide contrast to wall decor. Such neutral colors are gray, tan, cream, and navy blue. Darker shades of neutral are better accent colors.

3. Chose paints that are washable and can hide dirt

Rental properties get dirty because of the activities of tenants, visitors, children, and pets. For that reason, you need to prevent your rental property from getting soiled and also minimize the maintenance cost.

One of the ways to achieve this is by using washable paints. Washable paints are easy to clean and also help to hide dirt on the walls. We advise that you go for medium gloss washable paints for your rental property. It is essential to use this color in high-traffic areas of your rental property. Also, washable paints are helpful in areas that have exposure to high moisture.

Certain shades of colors are better than others when painting a rental property. Lighter shades will make dirt to be more visible, whereas a darker shades will hide dirt. Dark hues are unattractive, so we recommend light shades paints that are washable.

4. Go for high-quality paints

Using low-quality paints for your rental property means that you will repaint it often. As a result, the maintenance cost of your rental property will increase. However, high-quality paints are cost-effective and long-lasting. As such, they reduce maintenance needs.

5. Hire professional painters

Professional painters can guide you through every stage of painting your rental property. They can even help you in selecting the best paint and color for your rental property. With professional painters, you are guaranteed an excellent job and a high-quality finish.
